We specialize in project conceptualization and execution.  In particular the identification of the highest and best use for a piece of property given the complex set of variables required to fulfill the project goal both on time and on budget.  Furthermore our extensive connections with local businesses and brokerages help us ensure a project will be both successful and efficient.

We offer consulting on an hourly basis or total development packages.  Typically our client work begins with site selection and project site acquisition, with feasibility analysis, market studies, due diligence analysis, and negotiation support. For some projects, we also prepare highest-and-best-use studies to assist owners in formulating business objectives for a property. If our role includes owner representation and project management, we will assists owners with selection of architect and other design team members, design management, entitlement and permitting, and financing matters such as investor business plans.

Throughout project planning, we direct the design team on placemaking matters, including ideation, big ideas, evolving market strategies and construction staging timelines. We routinely prepare financial analysis and projections to support project planning, including development project budgets, sales and operating pro formas, and investment analysis.
